The Industrial–Commercial District is designed as a strategic transition zone, located at the edges of the industrial area. Its purpose is to accommodate light industrial activities of any scale, while also allowing small-scale commercial uses that complement and support these industries. Development within this district is carefully managed to serve as a buffer between more intensive industrial operations and adjacent land uses. Setbacks, screening, landscaping, and thoughtful building design ensure that highly visible sites contribute positively to the surrounding streetscape and address aesthetic concerns. Overall, this district plays a key role in balancing economic activity with urban design by blending industrial and commercial functions in a way that supports both compatibility and visual quality.
